Broker Report Graphs



Everyone,
Attached are the graphs that we handed out and then emailed to you following our awards program in February.  Here they are again in case you misplaced them.
These are both great tools to illustrate to your client that:
1.       You and London Properties sell more real estate than any other Broker in the Valley!
2.       You and London Properties sell more propertites over $750,000 than any other Broker!
3.       More sales mean more listings – your buyers need to work with you and your London Team!
4.       More listings = we have more buyers = your sellers will have more activity on their property!

Buyer Representation Agreement









I had an email from one of us this morning regarding the Buyer Representation Agreement and wanted to remind all of us as to how best complete the form.  Good luck!
Attached is a completed CAR BRE which you should have signed immediately with every buyer client when you begin working with them. Because we often see these agreements come through filled out incomplete or incorrectly, please review this completed form and see your Manager with any questions. Note:
  • Include any/all buyer(s) name(s)
  • "Broker" is London Properties
  • Preferably, make the agreement a year or as close to that as you can - remember, the longer they take to buy, the more you have invested in them. And if you've done a good job you should be paid.
  • 2A - Prior to signing this agreement, they must sign and receive a CAR form AD (Agency Disclosure), otherwise the agreement is voidable.
  • 3A - Compensation is 6% (because if you sell a London Listing, this is likely the total amount we'll be compensated). Be sure to check the first box and also note item 3D, regarding buyer obligation to pay compensation.
  • 3B - provide for an extended period of representation (180 days is good)
  • Buyer's must initial every page and sign the 4th (fourth) page. Be sure that your buyer does not initial 9B - Arbitration.
  • 4 must be completed but keep the property description and price range very broad (this is likely to vary from deal to deal.
  • Get all signatures on page four and you must immediately provide the buyer with a copy of the agreement.
  • Of final importance (any in-house transaction), even when this form is signed, prior to making the offer on any London Listing, your buyer shall sign the London Customer Confirmation form and page 1 (one) of the Purchase Agreement will reflect that on both the Listing side and Selling side, London Properties shall represent the seller exclusively.
